Snowbird Property Maintenance in The Villages
House Check keeps an eye on the outside of your home. Somebody still has to mow the lawn, fix the sprinkler and cut back the hedge. That is where Jeff comes in.
House Check Watches. Jeff Does the Work.
If you live in The Villages, you probably know Community Watch's House Check program. It is a good program, and this is not a replacement for it. They do different jobs.
House Check, from the District
- Patrols check your home's exterior on foot
- Three times a week
- For trips of more than a week
- Reports maintenance and utility issues
Jeff Of All Trades
- Personally checks on the house every other week
- Mows, edges and trims the yard
- Repairs sprinklers and adjusts timers
- Takes on repairs and painting
- Clears and hauls debris
Plenty of owners could use both. You can read the current details and fee on the District's House Check page, linked at the bottom.
Deed Compliance Does Not Pause When You Go North
The Villages has deed restrictions, and the Community Standards Department handles compliance. Its deed compliance page says landscaping is to be kept neat and clean, including removing weeds, dead plants, grass clippings, trash and debris. Your absence does not change that.
The same page says the division is entirely complaint driven, and that concerns can be made anonymously. So it is not a question of an inspector coming around on a schedule. It is whether a neighbor looks at your yard in July and picks up the phone.
The rules also differ by area. Your deed restrictions depend on your unit, and the District publishes separate standards for different districts, so it is worth pulling yours before any work starts. The District also says removing a tree with a trunk over four inches needs architectural approval, so routine upkeep and bigger changes are not the same thing.
Common Jobs for Villages Homes While You Are Away
- Regular mowing, edging and weed removal
- Hedge and shrub trimming to your deed standard
- Palm fronds and limbs cleared from the lawn
- Sprinkler heads, lines and timer changes
- Painting, tile and flooring work while the house is empty
- Clearing out and hauling away what you no longer want
“Jeff is a true jack of all trades. If he doesn't already know how to do something, he will figure it out and master it.”

Why Villages Owners Call a One-Person Shop
Julia F., a customer in The Villages, had chairs with broken pressboard, and another company told her the original material could not be saved. Jeff replaced the pressboard, added thicker cushions and saved the material.
When you are up north, it helps to have one person to call for the work. He also works next door in Lady Lake.
