Snowbird Property Maintenance in Leesburg, FL

In a gated 55+ community or a house near the lakes, the question is the same when you leave: what does somebody else cover, and what is still yours? Jeff handles what is left.

Do Not Assume the HOA Has It Handled

Leesburg has a lot of homes in 55+ golf communities. Royal Highlands and The Plantation at Leesburg are two examples, and both are gated.

What your association takes care of can change from one section to the next, even within the same community, and fees vary for the same reason. One neighbor's fee might cover the lawn and the next one might not. The University of Florida guide gives good advice here: ask the management what they will maintain while you are gone, and make your own arrangements for the rest.

Most owners only find out where the line is when something falls on their side of it. So ask before you go. Then write down what is left over.

Who Usually Covers What

This varies, so treat it as questions to ask your association and not as an answer.

Ask your association about

  • Whether mowing is included for your section
  • Common areas and gates
  • Exterior rules and approvals
  • What happens with storm debris on your lot

Often still yours, and Jeff can do it

  • Beds, hedges and palms on your lot
  • Your own sprinkler repairs
  • Inside repairs, paint and flooring
  • Hauling away what you no longer want

Outside the Gates, It Is All on You

Not every Leesburg home is behind a gate. Leesburg also has neighborhoods with no association, where every part of the upkeep falls to you, and no one will come mow if you do not arrange it.

Empty houses in that setting need a little more thought. The University of Florida guide says to keep plantings three feet or more from the foundation so air can move, because high humidity against the house lets algae and mildew grow. If your shrubs have grown up against the house, cut them back before you go.

Those are good jobs for Jeff to handle: trimming back the beds and taking care of that loose board you have been meaning to fix. Take a look at our lawn and yard care and home repair pages for more.

A Local Number for a Long Summer

Jeff already does plenty of work around town. See his everyday handyman services in Leesburg for the usual jobs. Lake County watering days are set by the St. Johns River Water Management District, and they have tightened during drought, so have your sprinkler timer set to the current rules before you lock up.

Five Questions for Your Association Before You Leave

Ask these at the office or read them in your documents. Whatever comes back as "that is yours" goes on your list for Jeff.

  • Is mowing included for my section, and how often?
  • Who trims the hedges and palms on my lot?
  • Who takes care of the sprinklers on my lot?
  • Who clears limbs and debris after a storm?
  • Are there rules for outside help coming through the gate?
