For homes that sit empty
Home Checks for Snowbirds Every Other Week
When you are gone half the year, nobody is there to notice a leak. Jeff personally checks on your Florida home every other week, including the water connections and the sprinklers.
A Leak Does Not Wait for You to Get Back
When you live in a house, you notice things. You hear water running. You see a wet spot on the floor or a dead patch in the yard. When the house sits empty for half the year, nobody hears or sees any of that, and a small drip has months to become a big job.
The University of Florida guide to closing a seasonal home tells owners to arrange for someone to routinely check on the home while they are gone. Some people search for that as home watch. Jeff keeps it simple: every other week, he personally checks on the house.
What Jeff Checks Every Other Week
He does a walk through on each visit. This is what he looks at.
- All the water connections, to make sure nothing is leaking
- The irrigation, to make sure it is working correctly
- The yard, to make sure the sprinklers are watering it properly
- The house itself, with Jeff there in person
Why So Much of the Check Is About Water
The University of Florida guide says to turn the water off at the exterior meter to prevent flooding from a burst pipe, unless that water is used for lawn irrigation. So if your sprinklers run off the house line, your water may stay on all summer with nobody home.
That is the setup where a regular look at the connections matters most. If you are not sure how your home is set up, show Jeff when you meet.
A check does not take the place of air conditioning service. The same guide says to have an air conditioning professional look at the system about three weeks before you go, so line that up with an AC company.
